What drives home prices in Herriman?

Home type

The clearest split in the data is single-family versus condo, worth roughly $174,000 at typical values in ZIP 84096. Size, lot and condition then move an individual home above or below those figures.

Newer master-planned areas

Olympia is a 933-acre development in northwestern Herriman, annexed with a master development agreement in 2021 and being built in phases. Herriman City refers home sales questions there to the homebuilders, and some Olympia parcels carry an extra public improvement district levy on the tax bill.

Commute and access

A four-mile Mountain View Corridor segment opened in Herriman in December 2025, four months ahead of schedule, according to UDOT. UTA Route 126 runs along 12600 South, linking Daybreak Station on TRAX to Draper Town Center Station; its August 2025 schedule lists no TRAX station inside Herriman.

HOA membership and tax district

HOA dues and rules and a parcel's tax district all change the cost of owning a home, and buyers weigh them in the price they offer.

Herriman HOA communities

Utah HOAs must register with the Utah Department of Commerce within 90 days after their CC&Rs are recorded (Utah Code 57-8a-105), and the public registry at services.commerce.utah.gov/hoa lists them. The registry names below are confirmed; official community websites were not found, and dues vary by association, so ask the HOA directly.

Rosecrest

Rosecrest Communities Master Homeowners Association, plus neighborhood associations such as Rosecrest Village, Boulders, Lake Ridge, Overlook and Step Rock at Rosecrest.

Anthem

Two registered associations: Anthem I Homeowners Association and Anthem II Homeowners Association.

Herriman Towne Center

Herriman Towne Center Homeowners Association and Herriman Towne Center-McArthur Towns HOA, alongside Arbors at Herriman and the Parkside at Herriman Town Center associations.

Olympia

Olympia Master Association Inc. and at least one condo association, Mount Rainier at Olympia.

Other registered associations

Teton Village, Hi-Country Estates (and Phase II), Juniper Bend (Plat S), Copper Fields at Creek Ridge and Hidden Oaks, among others.

In Utah an HOA has a lien for unpaid assessments, collection costs and certain fines (57-8a-301), and it can foreclose that lien (57-8a-302). Before a sale closes, ask the HOA for a payoff statement of what is owed.

Herriman property tax

Salt Lake County's 2025 listing gives most Herriman tax districts a total rate of 0.010826, or 1.0826% of taxable value. Under Utah Code 59-2-103, a primary residence gets a 45% residential exemption, so tax is charged on 55% of market value. Example: a $600,000 primary residence at that rate owes about $3,573 a year (600,000 x 55% x 0.010826). Some districts run higher: 0.014826 in the Olympia PID district and 0.020826 in Auto Mall & Retail PID districts.

For 2026, Herriman's Safety Enforcement Area and Fire Service Area proposed increases while the general city tax was not changing; final 2026 rates were not confirmed when this page was written. Most lenders pay the tax from escrow.

Due dates and delinquency

The county mails tax notices by November 1, and November 30 is the last day to pay without penalty. Unpaid taxes become delinquent December 1, with a penalty of the greater of 2.5% or $10 per parcel (1% or $10 if paid by January 31). The redemption period ends March 15 of the fifth year after the taxes became delinquent, and the county's tax sale follows in late May.

Why some recent Herriman buyers owe more than their homes are worth

The data tells the story without guesswork. Zillow's Herriman figure was $614,921 in August 2022 and $601,499 in August 2026. A buyer who paid near the 2022 level with a small down payment can owe more than today's typical value, and selling costs widen the gap. In ZIP 84096, which also covers areas outside Herriman, condos are 3.9% below their August 2022 figure and single-family homes 2.5% below.

Selling a Herriman home that is underwater

If the payoff is above what the home would sell for, you can bring cash to closing or ask the lender to approve a short sale. Selling with an underwater mortgage shows the math, and the short sale basics explain how lender approval works. Your three ways to sell a Herriman home when money is tight compares a listed sale, a short sale and a cash offer. If payments are already behind, the Utah foreclosure clock sets your deadline. Unpaid HOA assessments and delinquent property taxes must be cleared at closing too.

Looking at Herriman homes for sale

Listing portals show what is for sale today. Before you offer, look up the parcel's tax district (PID districts cost more), check for an HOA and its dues, and confirm the address is inside Herriman city limits, since ZIP 84096 also covers Riverton and unincorporated county. Utah does not require sale prices to be publicly recorded, so recent prices are mostly known to the parties, their agents and lenders. Offers on distressed listings are covered in buying a short sale home.
