Why we recommend Abril Burgoyne

A short sale is a home sale that needs a second approval. The buyer has to agree, and so does every lender with a loan on the home, because they are accepting less than they are owed. The agent you choose does more of the work than in a normal sale: pricing on real sales data, building the lender package, and keeping a buyer interested while the lender reviews. We recommend Abril for the reasons below, each with its source.

Licensed as a Utah principal broker

Her Zillow profile lists an active Utah broker license, number 9085882-PB00, and her bio describes it as a principal broker license. A principal broker is the license level that can run a brokerage and supervise other agents, a step above a sales agent license. Every Utah license can be checked in the state's professional license lookup.

Production and recognition

According to her professional bio, Abril has worked in real estate for 12 years, helped more than 400 families buy or sell, and closed $195.7 million in career sales volume. The same bio lists her on the Utah Top 500 and on NAHREP's Top 250 list for six years in a row, 2020 through 2025. These are her figures; we have asked for the award reports and will link them here. Her Zillow profile, which counts sales reported through Zillow, shows 372 total sales, 18 in the last 12 months, at prices from $240,000 to $1.2 million.

Service in English and Spanish

Abril works with buyers and sellers in English and Spanish. A short sale involves a hardship letter, financial statements and lender forms, and many homeowners would rather go through those in the language they are most comfortable in. The documents themselves are in English, so it helps to have someone explain each one before you sign.

Homebuyer education

Her bio notes that she teaches free homeownership classes as a homebuyer educator for Tu Casa, Tu Futuro. That matters in a short sale, where most of the job is explaining a process the owner has never been through, often under deadline.

Reviews

Her Zillow profile shows 7 reviews with a 5.0 rating, and her bio cites 147 five-star reviews across platforms. We will quote a selection here, word for word, with a link to the full profile, once we have confirmed which platform they are on.

What a short sale realtor does for you

Any licensed agent can list a home. A short sale adds a lender's review, and that review is where most short sales stall. The work below is what to expect from the agent you hire. Our guide to the short sale process covers each step in full.

Prices the home on recent Herriman sales

The lender orders its own valuation, often a broker price opinion, and compares the offer against it. A list price built on recent sales of similar Herriman homes gives the lender a number it can accept. A price set to cover the loan balance usually means no offers, and a price set too low invites a counteroffer from the lender.

Builds the lender package

Lenders ask for a hardship letter, recent pay stubs or income records, bank statements, tax returns and the signed purchase contract. The agent should give you the lender's exact checklist early and check each document before it goes in. A missing page can restart the review. Our page on writing a short sale hardship letter explains what lenders look for.

Clears every lien, not just the first

A second mortgage, a HELOC or an unpaid HOA balance can stop a closing even after the first lender approves. In Utah an HOA has a lien for unpaid assessments and collection costs, so the agent should ask the association for a payoff early; the state's HOA registry lists each association's contact. Fannie Mae and Freddie Mac cap what second-lien holders can receive at $6,000 in total, which the agent has to work within.

Reads the approval letter with you

The lender's approval letter sets the price, the closing date and what happens to the unpaid balance. Read whether it waives the deficiency. Utah Code 78B-2-313 bars a deficiency suit after a short sale of a single-family home unless it is filed within three months after the release or reconveyance is recorded, but not if you signed an agreement to pay part of the shortfall. That is a point to take to a Utah attorney before you sign.

Works to the foreclosure calendar

Most Utah homes are financed with a trust deed, and Utah lenders usually foreclose through a trustee sale without going to court. A short sale has to close before that sale date. The agent should know your date from the first call and push the lender's review with that in mind. Our guide to the Utah foreclosure process sets out each notice and deadline.

Keeps the buyer in the deal

Lender reviews take weeks or months, and buyers can walk away. A good short sale agent sets expectations in the contract, sends the buyer regular updates and has backup offers ready. Our page on buying a short sale home explains the process from the buyer's side.

What Utah rules apply to agents in a short sale?

Utah's real estate rules include three limits written for short sales, in R162-2f-401b(1)(u) to (w). Every Utah licensee has to follow them, and knowing them helps you spot a problem early.

  • Demand letters stay in the deal. A licensee may not disclose or use a short sale demand letter outside the purchase it was issued for.
  • No lien in the agent's favor. A licensee may not have a short sale seller sign a document allowing the licensee to put a lien on the property.
  • No spread fee. A licensee may not charge a fee equal to the difference between the lender-approved price and the total needed to clear title and close.

Utah law also treats paid foreclosure rescue that involves transferring title as licensed real estate activity. If anyone other than your agent and lender asks for an upfront fee, a lien or your deed, stop and check their license. Our page on your options for selling when money is tight covers how to spot a foreclosure rescue scam.

Questions to ask any short sale agent

We recommend Abril, and we also think you should interview her the way you would any agent. These questions work for anyone you are considering:

  • How many short sales have you closed in the last three years, and with which kinds of lenders (FHA, VA, conventional, a second mortgage or HELOC)?
  • Who talks to my lender, and how often will I hear from you?
  • What do you need from me this week?
  • How is your commission paid in a short sale, and what happens if the lender won't approve it?
  • What will you do if my trustee sale date is close?
  • Besides the listing agreement and lender forms, will there be anything else to sign, or any fee beyond the commission the lender approves?
  • When should I also talk to an attorney, a tax professional or a HUD-approved housing counselor?

What we can't confirm yet

Abril's public profiles don't separate short sales from her other sales, and they don't list her Herriman sales on their own. Before you list, ask her for MLS records of the short sales she has closed. We will add those figures here once she provides them, without addresses.

How to reach Abril

A call or text is quickest. Have your lender's name, your loan balance and any notice you have received from the lender or trustee nearby. If you would rather start in writing, the form on this page goes to her directly. Questions about our recommendation

Do I need a realtor for a short sale?

You don't strictly need one, but most lenders expect the home to be listed by a licensed agent and marketed at market value. The lender wants evidence that the price is the best available, and the agent's pricing and marketing records are how that is shown.

Does it cost me anything to work with Abril?

In most short sales, the lender approves the agents' commissions as part of the sale, so they are paid from the sale proceeds. Confirm how commission is handled in your listing agreement before you sign.

Does Abril work in Herriman?

Yes. Herriman is one of the service areas on her Zillow profile. Her office is in Murray, and her bio describes Magna and the surrounding Salt Lake County communities as her main market.

Can Abril help me in Spanish?

Yes. She works with clients in English and Spanish.

How do I check a Utah real estate license?

Search the agent's name in Utah's professional license lookup. It shows the license type, status and expiration date.

Can Abril stop my foreclosure?

No agent can promise that. A short sale can replace a foreclosure if the lender approves it and it closes before the trustee sale. For legal options such as bankruptcy, talk to a Utah attorney.

Is this Abril's website?

Herriman Short Sale is a guide to short sales in Herriman and Utah. We recommend Abril Burgoyne, and inquiries sent through this site go to her.

What information helps on the first call?

Your lender's name, your loan balance and any second mortgage or HELOC, your monthly payment, how far behind you are, and the date on any notice of default or trustee sale notice you have received.
